The One Pearl Bank Condominium complex will consist of two towers that also carry the same ubiquitous horseshoe shape as its predecessor and more.  This much-anticipated building project which will stand at an imposing 178 meters promises to house more residents given its 39 floors and 774 residential spaces.  Project completion is expected in 2023.

This complex will sit on higher ground, occupying a 7,653 square-meter land area (around 82,000 square feet).  Although the master plan indicates a GPR of 7.2, it is listed at 7.4479, with a total GFA of 613,530 square feet or around 57,000 square meters.

During its time as Pearl Bank Apartments, the building was composed of less than 300 residential units and 98 commercial spaces.  In view of the recent acquisition by CapitaLand through its subsidiary Areca Investment Pte. Ltd., the former residential unit owners of properties ranging from 123 square meters to 371 square meters are looking at receiving payments of almost SGD 2 million to an upward of SGD 4.9 million.  On the other hand, those who own a commercial piece of at least 65 square meters up to 523 square meters can expect a minimum payout of SGD 1.2 million to as much as SGD 46.9 million.

With over SGD 700 million as the sale price, a top-up of SGD 201.4 million serves as an extension of the leasehold to 99 years.  It equates to a GFA of SGD 1,515 per square footage.
